Nicely Furnished Single Family One Story Home (includes dishes, linens, etc.) 2bd/2ba/2car garage. No pets and No Smoking Permitted. King size bed at Master and Queen Size bed at 2nd bedroom. A 50' Vizio HD WIFI built in flat screen TV at Living Room Streaming Internet TV with Roku and many antenna local channels (no satellite/cable). 5G Hi Speed WiFi Internet. There is a desk/office area.
This is Sun City Summerlin, Del Webb 55+ Age-Restricted Community in the hills of Summerlin over looking Las Vegas.
This property is in 55+ retirement community, person under age of 19 may not be not permitted due to the community bylaws. It is also a community requirement that at least 1 person is 55+ aged to occupy the unit and their name must be on the short term rental agreement.
This home can accommodate up to 4 people. The rate is for 2 people, additional guest and additional nights, please send me a message and I will give you an additional quote.
Check in time from 3 PM and Check out time by 11 AM.
A non refundable cleaning fee is required $395 (up to 2 hours of minor cleaning such as washing sheets, towels, etc). It is due at the booking. Refundable Damage Deposit is $1,500.
There will be no refund for staying less than the rental agreement.
Due to High Demand during winter (Start Nov - April), we will consider minimum 4 months rents and you can pick any month from Nov - April, but it has to be minimum of 4 months. Otherwise, I cannot confirm your booking at this time.
However, please feel free to reach out to me because scenarios happen, for example, someone may want Nov -Feb, then, you can have March - April.
** There are no privileges to the community amenities. No card provided, UNLESS the tenants stay a minimum of 4 months or minimum of 120 days.
Please note if staying at least 4 months or minimum of 120 days, the additional $100 one time fee Per Person applies with 2 persons (cards) maximum. Each access card is good until the end of rental agreement. Tenant(s) pays the $100 per tenant fee directly to the Association for the card privilege. If tenant(s) does not wish to use or access club facilities and amenities, tenant does not need to apply for this card. This community privilege card is to access 4 club houses, 4 swimming pools, tennis courts, and much more
