You can walk to dinner, ride a scooter to the bars, or take a 10-minute Uber to the downtown nightlife of Memphis. Staying at The Linden House is about many things, but primarily... LOCATION.
As your host, it’s my goal to make your stay as comfortable as it can possibly be. Our mission is to help our guests create beautiful memories with our cozy home. For an optimal experience for us both, we’ve spelled out some house rules. Thank you in advance. We truly appreciate your cooperation!
Rules:
1. Check-in is at 3 PM and check-out is at 10 AM.
2. No pets allowed.
3. Only the number of guests noted on the booking are allowed on the premises. A $50 charge will be added for every extra guest each night.
4. You’re not allowed to smoke inside the home, please refrain from ashing on the deck or porch.
5. No parties or events.
6. Please refrain from eating or drinking in bedrooms.
7. Be mindful of your noise outside past 11 PM, we like our neighbors.
Checkout Instructions
1. Take all trash to the bins on the side of the house.
2. Clean out the fridge & freezer and take food with you or throw it away.
3. Put all used towels in the washing machine and start the load on normal.
4. Place all dirty dishes in the dishwasher and run the dishwasher before leaving (please wash out the coffee pot if used)
5. Make sure the Smart Locks are Closed behind you.
Additional Fees May Be Charged:
1. Late checkout, unless approved there will be a charge of $50 per hour.
2. A $100 minimum to $500 maximum extra cleaning fee will be charged due to the home being left in an inappropriate condition and all checkout instructions not being followed.
3. A $150 fee will be charged for any furniture being moved.
4. All guests are to be accounted for upon reservation. Any extra guests will need to be approved by the host. If there are extra guests, not approved by the host there will be a $200 fee per additional guest.
5. If there are any parties thrown there will be a $2500 fee.
6. If any item is stolen, damaged, or destroyed there will be a $100 minimum to $1,500 maximum replacement fee.
7. For minor violations i.e. towels not washed, dishwasher not run, or any other house rules not followed a minimum $25 fee will be charged for each infraction.
