The property is monitored by exterior security cameras and motion sensors, which may be reviewed to help ensure compliance with the following house rules:
Occupancy
• Maximum occupancy – Up to 6 guests (including children) + 1 infant.
• Violation penalty: $100 per additional guest, per night.
• Guests under 21 years old must have a parent or guardian staying on-site during the entire stay. Violation may result in immediate eviction without refund.
Parking
• Maximum number of vehicles – Up to 2 vehicles.
• No parking on the grass or on the street.
• Violation penalty: $100 per occurrence.
Check-In / Check-Out
• Please respect the listed check-in and check-out times.
• If you need a different time, contact the host in advance — we’ll accommodate whenever possible.
• A fee of $100 per hour, or any portion thereof, will be charged for unapproved late check-outs.
• Any violation of house rules that results in a scheduling conflict with another guest may result in charges equal to any refund or discount provided to the affected guest.
• Luggage drop-off may be allowed with prior coordination with our cleaning team, but they will not be held responsible for any loss or damage.
• Items left behind will be kept for 15 days. They can be returned only upon request and will incur a $25 handling fee, plus the cost of shipping.
Noise & Neighborhood Courtesy
• Quiet hours: 11 PM – 7 AM (noise and motion sensors installed on-premises).
• Violations may result in fines under City Sound Ordinance Section 2-5(b).
Parties & Events
• Parties, gatherings, or events are strictly prohibited.
• Violation penalty: $1,000 and possible immediate removal without refund.
Smoking
• No smoking or vaping indoors.
• Violation penalty: $500 per incident for odor or cleaning.
Pets
• No pets allowed (unless approved).
• Unauthorized pets: $500 penalty, plus additional charges if damage is found.
Property Damage
• Avoid staining sheets and towels with spray tan, makeup, or hair dye; additional charges may apply.
• Excessive dirtiness beyond normal use may result in an additional cleaning fee.
• The booking guest is responsible for any damage to the property or missing items during their stay. Costs for repair or replacement will be charged.
Maintenance & Safety
• Security cameras are installed at the entrance for safety purposes.
• Contact us right away if you experience any issue — we’ll do our best to assist promptly.
• There is no 24/7 on-site staff, so we appreciate your patience.
Respect the Space
• Do not re-arrange furniture or décor.
• Turn off lights, A/C, and electronics when not in use.
• Use provided recycling and trash bins properly.
• Always lock doors when leaving the property.
Illegal Substances
• The use or possession of illegal drugs is strictly prohibited.
• Violations will result in immediate eviction and notification of local authorities.
Fireworks & Weapons
• Fireworks are strictly prohibited on the property — please use designated public areas only.
• Firearms, weapons, or ammunition of any kind are not allowed on the property.
• Violation of these rules may result in immediate removal without refund and notification of authorities, where applicable.
Grill Use
• Turn off gas handles after each use.
Deposits for Long Stays
• For stays 30 nights or longer:
– $3,000 deposit required.
– Balance due 60 days before arrival.
Wildlife Notice
We take regular precautions and have the property treated to keep pests away, but it’s still possible to encounter insects or small outdoor critters such as ants, spiders, mosquitoes, cockroaches, or raccoons. These are part of the local environment and complete prevention isn’t possible. Sightings or encounters with nature WILL NOT BE CONSIDERED A REASON FOR REFUND. We appreciate your understanding.
